
We will advise on the Lease and any Repairing Clauses, prepare Schedules
of Condition at the commencement of a Lease or Schedules
of Dilapidation at the
end of a Lease Term. We undertake Building Surveys for Freehold acquisitions.
We also prepare short and long term Maintenance Schedules for Industrial and
Commercial Clients.
An alternative to a Building Survey is a Trial Schedule of Dilapidations.
The depth of the inspection is much the same as for a Building Survey
but the report
is prepared in a column/table format (with approximate costing of repairs)
as if the lease was now terminating. We aim to provide a concise picture
of the condition of the premises and the extent of financial liability
that you
may be accepting if you proceed with the acquisition of the building on full
repairing terms.
